Manly Residence III
This locally listed heritage property sits in a prominent location overlooking Manly’s bustling waterfront and has been passed down the family generations. The current owners of the two storey Victorian semi-detached property wanted to inject a new lease of life into their home, whilst remaining sympathetic to the period character.
The renovation of the entire ground floor comprised of a new kitchen, guest bathroom, laundry and fireplace hearths with engineered timber flooring and full decoration throughout out. The first floor return veranda with iron lace balustrade also required restoration work with modifications for height compliance.
Soon after commencing the job, it became apparent the property was suffering severely from rising damp with most of the ground floor external and internal walls needing damp proof injection and structural repairs. Mechanical sub-floor ventilation was then installed to assist with the inherent damp ground conditions below the house.
The client brief was for light, contemporary materials to used in a traditional application, modernising the home without detracting from the original decorative features. Rich timber boards and custom-made floor tiles, neutral wall colours, ornate edge profiles and striking stones feature in every room, creating a sense of subtle luxury and cohesion through the home.
