Dover Heights Residence III

Perched above the valley between Bondi, North Bondi and Dover Heights, this six-level residence captures sweeping ocean views from every level. Horizon delivered the final stage of its transformation, unifying the home into a cohesive contemporary coastal retreat.

Working closely with the clients from earlier phases allowed for careful planning and coordination across a complex, vertically structured home built into a challenging hillside site.

A defining feature was the relocation of the swimming pool to the main entertaining terrace, five storeys above ground. The new infinity-edge pool anchors the outdoor living spaces, appearing to merge with the horizon while enhancing the home’s connection to its setting. Reconfigured terraces and a sunken lounge create a seamless relationship between indoor and outdoor living.

Materiality and craftsmanship are central to the project. Expansive glazing frames uninterrupted views, while vein-matched natural stone flows from terraces into interior spaces. Bespoke joinery and refined detailing reflect Horizon’s commitment to precision and quality.

The result is a sophisticated coastal home that balances structural complexity with understated luxury — crafted for both everyday living and elevated entertaining.

In a recent pre‑construction workshop with our clients and their architect, we proposed an alternative structural strategy that can significantly accelerate delivery on complex residential projects. Rather than following the traditional sequence of excavating the basement first, we suggested a top‑down construction methodology: constructing the ground floor structure early, progressing upward toward the roof, and then simultaneously excavating beneath the completed ground floor slab to form the basement.
 
For suitable sites, this approach brings a major advantage—getting the roof on sooner. Once a building is watertight, the programme becomes far more predictable, and months can be saved across the overall timeline. In luxury residential construction, where every decision has a cost and time implication, reducing the period in which all trades sit on the critical path can have a profound impact on both budget and delivery certainty.
 
This is just one example of how early involvement allows us to create outsized value during design development. A single well‑considered construction strategy can return many times the cost of our professional input, simply by removing risk, compressing timelines, and enabling more informed decision‑making.
 
Our philosophy centres on managing expectations across the three pillars of time, cost, and quality. Balancing all three is challenging on any bespoke home, but early, transparent dialogue—combined with a clear understanding of the rationale behind each decision—creates alignment long before construction begins. By the time we break ground, every variable is understood, every key decision is locked in, and the project is positioned to progress smoothly and efficiently.

Our focus is on collaborating with architects that have experience in the region, local consultants, trades, developers and clients to deliver high-quality outcomes — supported by the experience and capability of our broader Sydney team. We’ve also begun building strong relationships with local agents and investors to further strengthen our presence in the region.

The Sydney Charter Show

For the second-year running, Horizon was proud to support The Sydney Charter Show, hosted by Australia Superyacht at Jones Bay Marina. The event continues to be a fantastic platform that aligns closely with Horizon’s focus on quality, design and craftsmanship.

The Sydney Charter Show delivered an exceptional experience, with guests invited to ‘Yacht Hop’ through a curated collection of spectacular vessels. Guided by Captains and crew, attendees enjoyed private tours and unique insights into the world of superyachts.

Horizon was pleased to showcase our portfolio of bespoke residential homes, highlighting our team’s depth of experience and commitment to building to the highest standards. The 2-day event provided a valuable opportunity to reconnect with industry partners and build new relationships with likeminded brands and individuals who appreciate exceptional craftsmanship.

We’re already looking forward to next year.

Current project

Surry Hills Residences

Our current project in Surry Hills involves restoring ten terraces to their former glory in collaboration with Shand Studio and MPN Engineers. The works present a number of complexities, from navigating heritage requirements to coordinating the installation of 10 kitchens, 10 laundries, and 34 bathrooms within a tight program. We are undertaking this with long-term clients, with whom we have successfully delivered multiple projects over the past decade.

This month we meet Georgios Reskakis

How long have you been at Horizon?
I’ve been with horizon for 10 months.

Where were you born?
Born in Sydney

What do you love about your job?  
I love the responsibility that comes with my role, the challenges that keep me growing, and the opportunity to learn from the experienced people I work with.

What are you working on at the moment?

I currently work in the Special Works department, where we manage a range of maintenance, remedial works, and smaller renovation projects. The work is quite varied and requires flexibility and strong coordination.

Recently, I’ve been involved in a residential renovation that included a house extension, remedial waterproofing works, and attending emergency house call-outs for urgent issues.

What do you enjoy about working with architects and designers?
I enjoy collaborating with architects and designers to turn creative ideas into successful projects.

What’s the most useful thing you’ve learned throughout your career?
I’ve learned that teamwork is vital and that successful projects rely equally on effective management both on-site and in the office

Three people you’d have over for a BBQ?
I would have Michael Jackson, Albert Einstein and Joe Rogan.
 
Favourite dessert?
Tomahawk steak

What do you do outside of work?
Outside of work, I’m usually on the golf course, at the gym, or hitting the books at university.
